Plain-Language Summary

The Real Estate (Regulation and Development) Act, 2016 (RERA) and the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA, with its NCR regional bench in Greater Noida) empower homebuyers and Associations of Allottees (AOAs) to enforce project completion, stop unauthorized layout alterations, audit escrow utilization, and hold promoters accountable for structural defects for 5 years after possession.

  • Phased developments where each tower/phase carries a separate UP-RERA Registration Number (e.g., UPRERAPRJ...).

3
File Online Complaint (Form M / Conciliation Forum) Log in to the UP-RERA Citizen Portal, file the complaint under Section 31 with supporting RTI documents, photographs, and notice copies, and pay the prescribed statutory fee (Rs. 1,000).
